Your home record is not public content.

Homesrolo separates its public homeowner guides from the signed-in home workspace. Opening a home or project does not publish it, create a public profile, or send it to a contractor. The Terms of Service govern the account itself.

The public website

Homesrolo.com is a static information site. It does not contain an account form, file upload, advertising tracker, or analytics script. Links that say “Open my home” take you to the separate signed-in homeowner application.

The Roof Watch area check runs in your browser. Homesrolo.com does not receive or store what you type there. Opening the draft passes the city or ZIP to your device’s messaging app; Homesrolo receives it only if you choose to send the text.

The free first-card preview

Where available, the public “Meet Rolo” preview in the application can help draft a home, project or company card before you create an account. Messages, recent conversation context, and the current draft are sent to OpenAI to prepare the reply. No private household records are available in this preview, and a preview card is not published or shared with a contractor.

A separate 30-day browser cookie and keyed, protected visitor and network identifiers help us enforce the free allowance across chats. The network limit groups IPv6 addresses from the same local network. These identifiers are for abuse prevention, not advertising or a verified identity. Shared visitor, network, and service limits are checked on our server before a new AI request. Starting another chat does not reset the allowance; shared capacity may also limit availability.

The draft can be held in your browser tab for up to 24 hours. Temporary server replies support retries for 24 hours; later admissions clear expired replies and remove usage accounting older than 35 days. Bot-check counters are removed after two days of inactivity during later checks. This cleanup is opportunistic, not a guaranteed deletion time. Closing or clearing the tab can lose an unsubmitted card.

If you choose “Request access,” we keep your email, that exact card, your intended homeowner or company portal, and your consent so we can contact you about access. Your full chat is not included. Access requests older than 90 days are removed during later preview admissions. This does not create an account, approve access, send an invitation, or publish your card.

The homeowner application

When you request a sign-in code, Homesrolo uses your email address to authenticate you. Inside the account, you may enter home details, project titles, categories, timing, status, and notes. The application stores the information you choose to enter so it can show the home workspace back to you. Where private uploads are enabled, the PDF, JPEG, and PNG files you add are stored privately for that home.

A Home admin can invite another adult to the same home as a member or read-only viewer. Members see the Work records, updates, and files shared within that home; a removed member loses that access. Household members never see your Rolo conversations.

An opaque session keeps the app signed in. The installed phone app uses protected device storage. The web app uses a Secure, HttpOnly cookie scoped to app.homesrolo.com, so page code cannot read the session handle. The session is used for authentication, not advertising, and is never placed in a URL.

Photo checkups

If photo checkups are available on your account, you may upload JPEG or PNG images with an area, repeatable view name, observation date, and optional note. The service re-encodes the image and removes embedded metadata before saving the full image and thumbnail in private storage.

Photo checkups are displayed only after the signed-in account is authorized for that exact home. They are not sent to a contractor, Jobrolo, a public page, or an automated image-analysis service. You can delete an individual checkup photo from the account; provider backup, security, or legal retention may differ from active application storage.

Rolo conversations

Rolo is the private organizer inside the app. When you send Rolo a message, Homesrolo sends that message, recent turns of the same conversation, and a bounded index of the home to OpenAI to generate the reply: the home’s name and city or state, project and card titles, file names, and the display names of household members who can be assigned work. When a request calls for it, Rolo can also look up the contents of saved notes and cards. The home’s street-address field is not automatically included in this index, but information you put in messages, titles, files, or retrieved notes can be included. Requests are sent with Responses storage disabled; that setting is not a promise of zero provider retention.

Rolo prepares changes to home records as drafts for your review and approval. Conversations are saved privately as you chat; uploading attachments and the photo naming described below can also save files and suggested metadata. Rolo does not autonomously hire, contact, or buy anything. You can rename or delete a whole chat; household members and invited companies cannot see your chats.

Separately, the optional public home research feature sends the street address and your question to OpenAI only after you consent to that specific request, and shows cited proposed facts for you to accept or discard.

Public property lookup

Before saving a home, you can choose to find public home details. Only then is the address sent to the US Census Geocoder and the supported county appraisal service (currently Tarrant County, Texas) to fetch public property details for your review. Nothing is looked up without that choice, and nothing is saved until you accept it.

Photo naming and Rolo photo review

When you upload a photo through a room or card’s attachment controls, Homesrolo saves it to your household Library and, when available, automatically asks OpenAI to suggest a title, a description, and readable text. The suggested details are saved with the photo and shown as Rolo’s suggestions, not verified facts. The upload controls explain this before you choose a photo. You can also explicitly ask Rolo to name an existing photo. Simply linking an existing Library file to a card does not start analysis.

In chat, you can choose one saved Library photo or attach one new JPEG or PNG for Rolo to review with the message you send. Sending with that photo authorizes that message’s review; it does not authorize other photos or future messages. A new attachment is first saved as a private Library photo for that home. Homesrolo verifies access to that exact home and photo and sends a fresh JPEG copy with embedded metadata removed, along with your message and relevant conversation and home context, to OpenAI. The private original is not sent. Photo checkups are excluded from these analysis features.

Homesrolo sends these requests with Responses storage disabled. That setting is not a promise of zero provider retention; OpenAI's API data-control and abuse-monitoring rules may still apply. Rolo’s descriptions and extracted text can be wrong. They cannot confirm hidden causes, safety, code compliance, measurements, price, workmanship, insurance coverage, or a complete repair scope. Check important details yourself; changes to project or inventory records still require your review and save.

Location on photos

If you choose to attach a location to a Library photo, from your device’s current location or by placing a pin, Homesrolo stores those coordinates with that photo, and they are visible to the people who can see that photo. Camera-embedded location and device metadata are removed from checkup photos and from any copy sent to an AI service; the location you attach is a separate, deliberate record.

Service providers

Homesrolo runs on a small set of providers, each of which receives only what its role requires: Supabase hosts the database, private file storage, and the sign-in email service that delivers your six-digit code; Netlify hosts the homeowner application and its background processing; Render and Cloudflare serve the public website; OpenAI processes Rolo conversations, photo naming and text extraction, photo review, and optional home research; the US Census Geocoder and the supported county appraisal district receive an address only when you choose the public property lookup; and your mobile carrier handles any text you send us. Homesrolo does not use advertising networks or sell data to data brokers.

Retention and deletion

Your records, files, and chats stay in active storage until you delete them or ask us to. Inside the application you can delete an individual checkup photo and a whole Rolo chat today; other deletions, and deletion of an entire account, are handled by request through the privacy contact below and confirmed back to you. Sign-in codes expire shortly after they are sent, and a signed-in session lasts up to 30 days unless you sign out. Provider backups and legal-retention obligations may keep copies for a limited period after deletion.

Age

Homesrolo is for adults. Do not open an account or accept a household invitation if you are under 18, and do not enter information about a child beyond what a household needs to care for the home.

Sharing and selling data

Homesrolo does not publish the private Home Record, sell its contents, sell a project as a lead, or give a professional access merely because the homeowner created a project. Where a specific professional handoff is available, the homeowner reviews the exact information and selected files before sending it. A project invitation shares the approved project title, type, category, trade, status, and summary, the files you selected, and that company’s proposal. It does not share the rest of your home or private chats. You can revoke the invitation.

Do not share a passwordless sign-in code; it is an account credential.

Access, correction, export, and deletion

When a home is sold

A sale does not automatically transfer a Homesrolo account or its private files to a buyer. The seller should not share an account credential. Any home-history handoff must be deliberate and must keep the seller’s private information separate from the property information they choose to provide.
